Dagget Flats Estates: New Homes Coming to Pierson Township 1
A new neighborhood is taking shape in Pierson Township, right off US-131. On October 7, we cut the ribbon on Dagget Flats Estates, a 36-home community in western Montcalm County. 13 ON YOUR SIDE came out to cover the day, and we're proud to share the story with you.
What we're building
Dagget Flats Estates brings new single-family homes to a quiet corner of West Michigan.
Here's a quick look:
- 36 homes on a 54-acre site
- Construction is underway now, and three homes have already sold
- Homes start at around $300,000
- Full build-out should take about two to three years, according to the township
“Opening Dagget Flats Estates is really an exciting milestone for us,” said Andrew Bitely, Vice President of Land Development for Sable Homes, at the ribbon cutting. “We're really proud to offer these new single-family homes at a price point that can open the door to home ownership for more families.”
Why Pierson Township
West Michigan needs more homes, and builders are looking past Grand Rapids to the small towns around it. Pierson sits right on US-131, about 27 miles north of Grand Rapids. Dagget Flats Estates is just minutes from the highway ramps, so trips south to Grand Rapids or north to Big Rapids stay easy.
Mike Falcon, Chairman of the Montcalm Economic Alliance, sees that location as a big draw:
“You're so close to Grand Rapids and so close to Big Rapids that individuals who don't want to live in those big areas can come to a country setting, so to speak, and live here but work there and bring their money back home.”
The community is in the Tri County school district. It's also surrounded by farms and open land, and local leaders want to keep it that way. Township supervisor Patrick Maioho told 13 ON YOUR SIDE that Pierson needs to grow while holding on to its rural feel. He admitted he'd love for Pierson to stay a hidden gem, but he sees the upside: “It's nice to see growth, right?”
He said the same at the ribbon cutting, and he thanked Sable for planning with that rural character in mind:
“I think it's great that a developer looks at us and says, what can we do to not only develop something here, but to keep the rural character of the area? It's really important.”
Falcon called the area “a diamond in the rough” and said new homes help the whole region. “Housing is the key,” he said. “This is the future of our area.”
Room to breathe, without the city price tag
We've built homes in West Michigan for 30 years, starting right here in the Rockford area. Dagget Flats Estates fits what we do best: solid new homes at a price that makes sense, with space to spread out.
You also get the basics that matter. As Andrew Bitely put it: “We have natural gas, high-speed internet, and there's no homeowners association or the fees that go along with that.”
Buying new also means skipping the surprises that come with an older house. You get a home nobody else has lived in, energy-smart construction, and a builder warranty that actually backs you up.
