Why West Michigan Home Building Is Holding Strong

If you've shopped for a first home lately, you already know: the good ones don't sit around. West Michigan's housing market is strong, but homes in the starter price range are hard to find. Here's what's driving that, and what it means for you.

The numbers behind the shortage WGVU News

Across the U.S., builders are worried. The National Association of Home Builders reports that its members' confidence has fallen to its lowest level in a year.

Nationally, high interest rates and median home prices above $400,000 are pricing many first-time buyers out.

Michigan is in better shape. Our median home price sits below $300,000, which keeps entry-level homes within reach for more buyers.

Demand is high, too. A steady flow of young professionals is moving to the area, and many want townhomes, duplexes, and starter homes under $350,000.

Those homes move fast. Our president, John Bitely, told WGVU that homes priced around $300,000 to $310,000 often sell within six or seven days.

Why so few starter homes get built

It comes down to cost. Permits, utility hookups, and site supervision cost about the same whether a builder puts up a small home or a large one. Because of that, many builders focus on higher-priced homes with bigger profit margins, and starter homes stay in short supply. (WGVU News)

We take a different path. Sable Homes builds attainable, mid-range homes because that's where buyers need help most.

Why West Michigan stays steady

Our region doesn't depend on just one industry. John points to Grand Rapids' Medical Mile, automotive work along the lakeshore, and a long tradition of tool-and-die shops.

As John put it: "It just goes on and on with our diversification. And that's what stabilizes us." WGVU News

For buyers, that means a market with fewer wild swings, and a place where a new home is a solid long-term choice.

How to be ready when the right home comes up

When good homes sell in about a week, a little prep goes a long way:

  • Get pre-approved early. Ask your lender to include taxes, fees, and homeowners insurance so your real monthly payment holds no surprises.
  • Know your must-haves. Decide on school district, commute, bedrooms, and budget before you start touring.
  • Look at homes still being built. You may be able to choose finishes while a home is under construction.
